Nypappen

The masterplan for Petersontomten, a former industrial site in Norway, will pioneer the fundamentally sustainable approach of reusing, adapting and transforming before erecting new buildings or producing new materials. It will become a pilot project where existing materials and structures, from the smallest brick to large components and entire buildings, are carefully studied and assessed before deciding on their next stop in the building and material life cycle.

Apart from the great sustainable aspects, the approach also respects the heritage of the past and seeks to adapt existing components for the future to ensure an industrial history that is embedded into the very urban fabric of the neighbourhood, laying a solid foundation for a strong identity that preserves the spirit of the site.

The entire competition area is today covered by the former factory building. The site is expected to be densified with approximately 100 000 m2 over 30-50 years, so the project started with an in-depth analysis on what keep and how to bring the existing buildings into a new life. The analysis showed that there was more of great cultural value than expected, so we set out the project to keep as much as possible!

TAKE DOWN THE FENCE

The first step is to take down the fence and give accessibility to the former factory site. Short and midterm tenants will inhabit the factory and life will flourish from day one. The first phase will be establishing the entrance plaza and programming the edge with an active program.

The development starts where the is an available area in the east. At the same time, the existing halls will be activated. The factory is one huge structure built over time, hall by hall. In order to access the surrounding halls, we propose to take out one central hall and at the same time create a central event plaza. The new outdoor space will be framed by temporary and resorted halls with active program creating a unique space and atmosphere in Sarpsborg.

FRAMING THE HEART

Gradually the urban development moves ahead and industrial halls on the periphery will be replaced by new buildings framing the new central heart, the resorted industrial halls. By keeping big parts of the halls, the area will benefit from a rich atmosphere from day one, that will grow into a strong cultural profile over time.

POSSIBLE FUTURE

The masterplan pivots around the central halls giving the masterplan big flexibility in terms of phasing. Over time the new development will frame the central halls where each new development plot will have one side facing the central hall securing variation and mix between new and old.
